Sewer drainage for a new granny flat
The problem
A new granny flat needing all of its plumbing.
What we did
We've finished stage one: all the sewer drainage for the granny flat. The rest of the plumbing is still to come.

Mr. Clog Plumbing
Building a new home, doing a knockdown-rebuild, or developing townhouses or units? We plumb every stage: sewer and stormwater, rough-in, hot and cold water, gas and the fit-off, with inspections where required.
No surprise bills: $0 call-out and a fixed price before any work starts.
Our guarantee: 12 months on our workmanship, in writing. What it covers
A new build needs its plumbing done in stages that line up with the build. We lay the sewer and stormwater drainage before the slab or floor goes down, run the hot and cold water and gas through the frame at rough-in, and come back for the fit-off once the walls, tiles and cabinetry are in. Along the way we look after the applications and inspections for our work, where required. We have plumbed around 30 granny flats through every one of those stages, and a new home follows the same sequence on a bigger scale. Most of our new build work is for homeowners building or rebuilding their own home; we also work as the plumber for builders and developers on townhouses and multi-unit projects. You get a fixed price before we start, and 12 months on our workmanship.
Fixed price quoted before we start. $0 call-out fee.

(02) 9139 8945 — available 24/7The old house already has sewer and stormwater connections, but they were laid for the old layout. We look at where the existing lines run and whether they suit the new home or need new connections. Under an older house, the sewer is often clay pipe, and it's worth a look on a CCTV camera before deciding to keep it.
If you're managing the build, using one plumber for every stage means nothing falls between trades. We tell you when each stage needs to happen, so the drainage is in before the slab and the rough-in is done before the plasterer arrives.
Where the hot water system goes and what type it is, gas or electric cooking, outdoor taps, a gas point for the barbecue, a rainwater tank, a filter tap at the sink. All of them are simple at rough-in and harder once the walls are closed.
Every dwelling needs its own water, sewer and stormwater, laid out so each one can be isolated and maintained. How many water meters a development needs, and how its connections are arranged, is set with Sydney Water, where required.
For builders and developers, we do each stage as the build reaches it: drainage, rough-in per dwelling, then fit-off. Tell us the program and we'll tell you what we need on site before each stage.
Once a development is occupied, the common plumbing is usually looked after by the strata or owners corporation. See our strata and commercial plumbing page for that side.
In general terms, this is how the paperwork fits around a new build. What applies depends on the project.
For most new plumbing and drainage work in NSW, the licensed plumber lodges a Notice of Work before starting and a Certificate of Compliance when the work is finished, and inspections are booked at the stages where they're required. We do this for our work. Our licence number is 347993C.
New water and sewer connections, water meters and building near Sydney Water pipes can need Sydney Water's approval first, where required. Our Sydney Water applications page explains what can apply.
Approval to build, whether a DA or a complying development certificate, comes from council or a private certifier. The plumbing is then done to the approved plans.

The problem
A new build where the stormwater had to be absorbed on site.
What we did
We did all the excavation and trenching, dug the absorption trenches, installed and connected the downpipes, and laid about 350 m of stormwater line with around 15 pits.

How It Works
Fixture positions, where the sewer and stormwater connect, and the hot water and gas.
Sewer and stormwater laid before the slab, and inspected where required.
Water and gas pipework run through the frame before the walls are lined.
Fixtures, taps and hot water connected, then everything tested.
Common Questions
Before the slab is poured. The sewer and stormwater drainage go in first, because they sit under and through the slab. Then we come back for the rough-in at frame stage, and the fit-off at the end.
Both. Most of our new build work is for homeowners building or rebuilding their own home, and we also work as the plumber for builders and developers.
Yes. We plumb each dwelling's water, sewer, stormwater and gas, stage by stage as the build reaches it.
We lodge the paperwork and book the inspections for our plumbing work, where required. Approval to build comes from council or a certifier, and some connections need Sydney Water's approval first.
Sometimes. It depends on where it runs, whether it suits the new layout and what condition it's in. A CCTV camera inspection shows the condition before you decide.
We price from the plans and give you a fixed price before we start.
