About This Service
Most plumbing jobs need nothing from Sydney Water. Some do. A new water or sewer connection, a new or extra water meter, building over or close to a Sydney Water pipe, and some new builds, granny flats, extensions and developments can need an application or approval before work starts, where required. We look at your job, tell you what is likely to apply, help with the plumbing side of the application, and then do the work to match. Separately from Sydney Water, the plumbing work itself is lodged with NSW Fair Trading and inspected where required, and we look after that for our work. You get a fixed price for our work before we start.

In general terms. Sydney Water decides what applies to a particular property.
Building over or near a Sydney Water pipe
In many older Sydney suburbs, a Sydney Water sewer main runs through back yards. Building an extension, garage, granny flat or pool over or close to it can need Sydney Water to check the plans first.
New connections
A new connection to the water main or the sewer main, for example for a new home or a second dwelling.
Water meters
A new meter, an extra meter, or a larger meter, arranged with Sydney Water.
Subdivisions and developments
Larger projects, such as subdivisions and multi-unit developments, can need a Section 73 Compliance Certificate, which is arranged through a Water Servicing Coordinator accredited by Sydney Water.
Useful Documents
Sewer service diagram
A drawing of how the property's sewer runs and where it connects to the Sydney Water main. Sydney Water can provide one for most properties, and it's the first thing to look at before building or moving drains.
Your building plans
Where the new work sits on the block, so it can be checked against the pipes underneath.
A CCTV inspection, where the diagram isn't enough
Older diagrams don't always match what's in the ground. A camera through the line shows where it actually runs.
Sydney Water, Fair Trading and Council: Who Does What
Sydney Water
Looks after its own water and sewer mains, the connections to them, water meters, and building near its pipes.
NSW Fair Trading
Regulates plumbing work and plumbing licences in NSW. For most plumbing and drainage work, the licensed plumber lodges a Notice of Work and a Certificate of Compliance, and the work is inspected where required.
Council or a private certifier
Approves the building itself, through a DA or a complying development certificate.
