Mr. Clog Plumbing

Pre-Purchase Plumbing Inspection Sydney

Buying a house or unit? A building inspection usually doesn't look inside the drains. We check the plumbing, and put a CCTV camera through the sewer where it's worth it, before you buy.

No surprise bills: $0 call-out and a fixed price before any work starts.

Our guarantee: 12 months on our workmanship, in writing. What it covers

A general building inspection looks at the structure, but it usually doesn't test the plumbing or look inside the sewer, and those are some of the more expensive things to find out about after settlement. A pre-purchase plumbing inspection fills that gap. We check the hot water system, taps and toilets, the visible pipework, the water pressure, and for signs of leaks, including a check at the water meter. We look at how the fixtures drain and at the overflow relief gully. On older homes, especially with clay sewer pipe and mature trees, a CCTV camera through the sewer or stormwater shows what's in the ground, with the footage and a written report, as on our CCTV drain inspection page. We explain what we found, what's urgent and what can wait. You get a fixed price before we start.

The type of system, its age from the label where we can read it, the relief valve, and any sign the tank is leaking.

Dripping taps, running toilets, and showers that show signs of leaking into walls or floors.

With every tap off, the water meter shouldn't move. If it does, there's a leak somewhere.

Pressure that's very low, or so high it's straining fittings, both point to work needed.

Fixtures that drain slowly or gurgle, and the condition and position of the overflow relief gully.

Clay pipe joints let roots in as they age. The camera shows whether the line is clear, rooted, cracked or broken.

Mature trees in the back yard, or the street, are a common source of roots in drains.

If the house has been extended, the camera shows whether the drains under it are still in good shape.

A recently cleared drain, an overflow gully that's been overflowing, or water pooling in the yard.

Everything on the property up to the Sydney Water connection is generally the owner's to look after, so it's all worth checking.

Much of the plumbing in a strata building is common property. We check what's inside the unit: hot water, fixtures, signs of leaks. The strata records can tell you about building-wide issues.

Common Questions

On older homes, especially with clay sewer pipe and mature trees, it's worth it. On a newer home with no signs of trouble, it may not be.

Yes. We check the plumbing inside the unit. Building-wide issues are usually in the strata records.

It helps, so we can show you what we find, but it isn't essential. Access is usually arranged through the agent.

We explain what it is, how urgent it is, and what fixing it involves, so you can decide what to do before you buy.

We give you a fixed price before we start, with a $0 call-out fee.
