Plumber Ultimo

Apartment leaks, old terrace sewers, woolstore conversions and food outlet drains across Ultimo, Haymarket and Chippendale.

Ultimo sits about two kilometres from the city, between Darling Harbour and Wentworth Park, in the City of Sydney. It began as Ultimo Farm, granted to the surgeon John Harris in 1803, and from the 1860s the Harris family let out long rows of terraces along the new Harris, Jones and Wattle Streets. By the Second World War around twenty woolstores stood on the peninsula, most of them in Ultimo. Since the early 1980s the old industrial sites have mostly become apartments, and at the 2021 census close to nine in ten homes were flats or apartments, about two thirds of them rented.

Ultimo is now a suburb of apartments, students and institutions: UTS, the Ultimo TAFE campus and the Powerhouse, which began as the Ultimo Power House in 1899. That shapes the plumbing. Most plumbing in a suburb like this is in a building rather than a house, which brings in strata, landlords and tenants as well as the pipe itself. The older layer is still there underneath, in the terraces of the Ultimo heritage conservation area and the woolstores turned into homes. The low ground on the Wentworth Park side was Blackwattle Swamp until it was filled in 1876, and the City of Sydney has flood studies for both catchments that drain Ultimo: Blackwattle Bay on the western side and Darling Harbour on the eastern side.

Every part of Sydney has its own plumbing character, shaped by the age of the housing, the ground it sits on, and the weather it takes. Here is what we are called out for most often around Ultimo.

With almost everyone living above or below a neighbour, water through a ceiling in Ultimo usually started in another apartment or in common property. Because most units are rented, the person who finds the drip is often a tenant who has to go through a landlord or agent, who then goes to the strata manager. Finding the source early and writing it down saves a week of emails about whose problem it is.

A woolstore was built to hold bales on heavy timber or concrete floors, with few walls and no wet areas. Turning one into apartments meant running new waste and water pipes through a structure that was never planned for them, often in long horizontal runs with little fall. Slow drains and odd blockage points in these buildings tend to trace back to those runs.

The surviving terraces from the Harris family's rows are among the oldest homes in Sydney still lived in. Unless they have been replaced, their sewer connections are old too, and a terrace that shares its line with the one next door can be blocked by a fault on the neighbour's side. A camera locates it before anyone argues about it.

Between Broadway, Harris Street and the university there are a lot of kitchens feeding the same sewers. Sydney Water requires grease traps on retail food premises for exactly this reason. A trap that is overdue for a pump-out, or a kitchen line that has never been jetted, blocks on a busy day rather than a quiet one.

Common Questions

Turn off any water of your own that might be involved, take photos, and tell your agent or landlord straight away. If you can, let the building manager know as well. We can find the source and document it so the repair goes to whoever is responsible.
