Our guarantee: 12 months on our workmanship, in writing. What it covers

Edensor Park takes its name from the farmhouse John Brown Bossley built beside Clear Paddock Creek after he arrived around 1838, naming it after Edensor in Derbyshire. The area stayed rural until the 1970s, when it was subdivided for housing, and it is now a family suburb in the City of Fairfield, centred on Edensor Park Plaza and the Sydney United Sports Centre. At the 2021 census nine homes in ten were separate houses, fewer than one in ten were townhouses or semis, and almost none were flats; about a quarter were rented.

Two creeks run through Edensor Park. Edensor Creek, mostly a natural waterway with the Clarevale Wetland on Clarevale Street, flows into Clear Paddock Creek, which Fairfield City Council has concrete-lined from Brisbane Road down to where it meets Orphan School Creek. Both belong to the Prospect Creek catchment, and the council published a flood study for Orphan School Creek, Green Valley and Clear Paddock Creek in December 2025. Under the houses is the clay of the Cumberland Plain. The state's Western Sydney salinity guidelines cover Fairfield and note that salinity, generally associated with the Wianamatta shales, can damage brickwork, concrete and pipes. Homes built in the 1970s and 80s are now forty to fifty years old, and that is the age at which their first hot water units, taps and sewer lines start to need work.

Every part of Sydney has its own plumbing character, shaped by the age of the housing, the ground it sits on, and the weather it takes. Here is what we are called out for most often around Edensor Park.

Houses from Edensor Park's first subdivisions drain through pipe laid in the reactive clay of the Cumberland Plain, which swells in wet years and shrinks in dry ones. Over four or five decades that movement opens joints and cracks rigid pipe, and roots from backyard trees follow the moisture in. A drain that blocks, clears and blocks again is the usual sign; a camera shows whether it is a section that needs relining or replacing.

Properties on the lower ground towards Edensor Creek and Clear Paddock Creek take water from the streets around them in a storm. Silted pits, grates covered in leaves and downpipes that discharge onto the ground rather than into a stormwater line all let water collect against the house. Checking them in the dry months beats finding out during a downpour.

Many Edensor Park homes have had their hot water system replaced once already, and some are on their second or third. When a unit starts leaking from the base or the relief valve runs constantly, it is worth deciding before it fails whether a like-for-like swap is right or whether gas, heat pump or solar suits the household better.

Common Questions

In homes from the 1970s and 80s the most common cause is a joint in the sewer line that has opened as the clay soil moved, letting roots in. Wipes and grease cause the rest. A camera inspection shows which it is, so you know whether clearing it will last or the section needs relining.

Check with the council first. Fairfield City Council protects trees, and a Tree Work Permit may be needed for a tree over 4 metres tall or with a branch spread over 3 metres. Often the better fix is sealing the pipe so the roots can't get back in, which we can do from inside the pipe.

Fairfield City Council published a flood study for Orphan School Creek, Green Valley and Clear Paddock Creek in December 2025, and the council's flood maps are the place to check your address. We can then advise on drainage around the house and where to put equipment such as a new hot water unit.
