Our guarantee: 12 months on our workmanship, in writing. What it covers

Yagoona was once known as Irish Town, after the Irish families given land grants here, and St Matthew's Anglican Church went up on Liverpool Road, now the Hume Highway, in 1861. The suburb was named in 1927 and the station opened the following year when the Bankstown line was extended to Regents Park. It is in the City of Canterbury-Bankstown, with its shops strung along the Hume Highway near the station. Most homes are still houses, but fewer than before: separate houses fell from 72% of homes in 2006 to about 65% at the 2021 census, as townhouses, villas and units replaced them.

Underneath Yagoona is clay. A 2025 geotechnical report for a site on the Hume Highway found silty clay over Bringelly Shale, part of the Wianamatta Group, and rated the ground moderately reactive. Reactive clay swells when wet and shrinks when dry, and over the decades that movement works on the joints of old sewer pipe. The other factor is stormwater. Parts of Yagoona drain to Duck River, which starts in a drain in neighbouring Birrong, and council stormwater reports for Yagoona properties refer to overland flow paths and flood extents from the Duck River catchment study. Then there is the rebuilding: as older houses make way for dual occupancies and granny flats, each one needs new sewer and stormwater connections.

Every part of Sydney has its own plumbing character, shaped by the age of the housing, the ground it sits on, and the weather it takes. Here is what we are called out for most often around Yagoona.

Clay that swells in a wet winter and shrinks in a dry summer moves the pipe buried in it. Old joints open up, roots find the gap, and a section can drop and hold water. A camera shows which of those is happening, and relining fixes a cracked or root-damaged section without a trench across the yard.

Where a property sits on a flow path, water arrives from upstream as well as off its own roof. Pits that are silted up, a broken line or a grate too small for the flow send it towards the house. Keeping your own drainage clear and sized properly is what you control.

Splitting a block or adding a granny flat means new sewer and stormwater lines, and sometimes moving an old line that is in the way of the slab. Finding out where the existing drains run before the design is fixed saves money later.

Common Questions

In an older house it is most often roots getting into joints that have opened up, and the clay soil here moves enough to open them. A camera inspection shows the cause and whether clearing will last or a section needs relining.

Parts of Yagoona sit on overland flow paths that the council has mapped, and the public drains are the council's. Your own pits, grates and stormwater lines are yours, and we make sure those are clear, unbroken and big enough.

Before the plans are final. Where the existing sewer and stormwater run, and where new ones can go, affects the design, and finding out early avoids moving drains later.
