Woolloomooloo is the low-lying former docklands at the head of Woolloomooloo Bay, in the City of Sydney, wedged between the Domain and the ridge of Potts Point and Kings Cross. Much of what survives is here because people fought for it: in 1973 the Builders Labourers Federation put a two-year green ban on the suburb to stop low-income housing and trees being demolished, and the council now protects the Victorian terraces of streets such as Brougham Street within the Woolloomooloo Conservation Area. The Finger Wharf, built by the Sydney Harbour Trust between 1911 and 1915 and now on the State Heritage Register, was converted into apartments, a hotel and a marina in 1999. At the 2021 census almost three homes in four were apartments, about a quarter were terraces or townhouses, and seven in ten were rented.

Woolloomooloo is where water from the hill above ends up. The City of Sydney's Woolloomooloo catchment covers about 265 hectares, taking in Darlinghurst, Kings Cross, Potts Point and part of Rushcutters Bay, and all of it drains down to these flat streets on the way to the bay; the council has a flood study and floodplain risk management plan for it. The drains under those streets have a long history. One of the five outfall sewers in Sydney's first sewerage system, built in the late 1850s, discharged at Woolloomooloo, and as recently as 2017 Sydney Water was starting work to separate the stormwater and sewerage drains in Darlinghurst and Woolloomooloo to prevent flooding and sewage overflows here. Inside the property line, the plumbing is either a terrace of the 1800s with its own old drain, or a unit in a building where the pipes are shared.

Every part of Sydney has its own plumbing character, shaped by the age of the housing, the ground it sits on, and the weather it takes. Here is what we are called out for most often around Woolloomooloo.

The terraces kept by the green bans and the conservation area are well over a century old, and unless someone has re-drained them they still run on the pipe they were connected with, often under a rear courtyard with access only through the house. Old joints let roots and silt in and lose their fall as the ground settles. A camera through the inspection opening shows which it is before anyone lifts a paver.

In a heavy storm, rain from Kings Cross, Darlinghurst and Potts Point runs down to Woolloomooloo's flat streets, so a terrace courtyard here has to shed its own water at the same moment the street drains are at their busiest. A grate full of leaves or a silted courtyard pit is often what lets water reach the back door. Keeping pits and grates clear and making sure the line out to the kerb is sound is the part a property owner controls.

With most homes in Woolloomooloo being apartments, many plumbing problems start in one unit and show up in another: a leaking shower over the flat below, or a blockage in a shared stack that backs up into the lowest kitchen. Finding which unit, or whether it is common property, comes before any repair, and it decides whether the owner or the strata pays.

Common Questions

Yes. Many Woolloomooloo terraces can only be reached through the house, so equipment comes in that way. We lay drop sheets down, work through the existing inspection opening where there is one, and take everything back out the same day.

Woolloomooloo sits at the bottom of a catchment that includes Kings Cross, Darlinghurst and Potts Point, so a lot of water arrives at once in a storm. On your own property it is usually a blocked grate, a silted pit or a broken line to the street that lets it pond. We can clear and camera the line to see which.

Tell the unit above and your strata manager straight away, and turn off the water to your own unit if anything of yours is leaking. We trace the leak to the pipe, shower or fitting it is coming from, which tells you whether it is that owner's responsibility or common property.

Clearing, repairing or relining drains and replacing fixtures generally doesn't need approval. Work that changes how the house looks from the street may, and we tell you up front if a job is likely to need the City of Sydney's approval.

Yes. Our phones are answered 24 hours a day, 7 days a week, and for emergencies we aim to be with you within 60 minutes. We give you an ETA when you call, and there is a $0 call-out fee.

It depends on the job. You get a fixed price quoted before we start, and there is a $0 call-out fee.
