Clovelly, in Randwick City, is built around a narrow bay in a steep sandstone cove between Bronte and Coogee. It was called Little Coogee until 1913, the year after the tram line arrived; trams ran to the beach until 1957, and the suburb filled in around them. Its shops are spread across four small precincts on or near Clovelly Road, the largest at Fern Street, with the Clovelly Hotel down by the beach. The housing is an unusual mix: at the 2021 census about a quarter of homes were separate houses, a quarter were semis, terraces or townhouses, and close to half were flats.

Water is the local issue in Clovelly. Streets fall steeply to the bay, so in a downpour a lot of water arrives at the bottom of the catchment in a short time. Randwick City Council has been preparing a detailed Clovelly Flood Study; in 2024 it commissioned a peer review of the draft, and the General Manager asked the council's drainage engineers to look at options for the whole catchment, such as bigger pipes and taking overland flow below ground. That work is about the public system. What a property owner controls is their own downpipes, pits, grates and the line to the street, and on a block cut into sloping sandstone those matter more than usual. The other half of Clovelly plumbing is shared walls and shared buildings: with most homes being semis or flats, a fault on one side often turns up on the other.

Every part of Sydney has its own plumbing character, shaped by the age of the housing, the ground it sits on, and the weather it takes. Here is what we are called out for most often around Clovelly.

Many Clovelly houses step down a slope cut into rock, so water from the street and the neighbours above runs towards them in heavy rain. A pit at the low point, a grate across the driveway and downpipes that actually reach the stormwater line are what keep it out of the house. When water pools against a wall, the cause is usually a blocked or broken line rather than the rain itself, and a camera shows where.

About one Clovelly home in four is a semi, terrace or townhouse, and pairs of semis often drain through one sewer line before it reaches the street. A blockage caused on one side can back up on the other. Locating it on camera, to a measured distance from the inspection opening, shows which section it is in and who is responsible.

Nearly half of Clovelly's homes are flats, many in small walk-up blocks. A shower leaking into the unit below, or several kitchens draining slowly at once because the common stack is part-blocked, are typical calls. Which unit, or whether it is strata property, needs settling before the repair.

Common Questions

Usually, yes. On Clovelly's slopes the answer is often a grated drain across the driveway or a new or larger pit at the low point, connected to a sound stormwater line. We camera the existing line first so you are not adding a new grate to a pipe that is already broken.

Randwick City Council has been working on a detailed Clovelly Flood Study, and in 2024 it commissioned a peer review of the draft and asked its drainage engineers to look at options for the catchment. Updates are on the council's Your Say Randwick site. That covers the public drains; the pipes and pits on your own property are yours to maintain.

It depends where the blockage sits. A camera inspection locates it to a measured distance and depth along the line, which shows whether it is in your section, your neighbour's or the shared part, and that is what settles who pays.
