Plumber Neutral Bay

Apartment and strata plumbing, heritage homes and harbourside drainage across Neutral Bay, Kurraba Point and Cremorne.

Neutral Bay takes its name from 1789, when Governor Phillip set the bay aside as the anchorage for foreign ships. The suburb runs from Military Road, which began as a track along the ridge in the 1870s, down to the harbour, 1.5 kilometres north of the city in North Sydney Council. The Neutral Bay Land Company built Italianate and Queen Anne houses here in the 1880s, it was a garden suburb by the 1930s, and from the 1960s apartments and townhouses replaced many of the Federation houses. By 2021, about four in five homes were flats or apartments.

Two kinds of plumbing sit side by side in Neutral Bay. Most people live in apartment blocks, many of them from the 1960s and 1970s, where the pipework in the walls and risers is now fifty or more years old and shared between owners. Between them are the older houses, some within the Neutral Bay and Kurraba Point heritage conservation areas. Underneath both is rock: the bay is formed from Hawkesbury sandstone with Wianamatta shale on top, and sandstone was quarried at Kurraba Point in 1855 to build Fort Denison. Rock that close to the surface makes digging slow and costly, which is one reason no-dig repairs suit the area.

Every part of Sydney has its own plumbing character, shaped by the age of the housing, the ground it sits on, and the weather it takes. Here is what we are called out for most often around Neutral Bay.

Walk-up and mid-rise blocks from the sixties and seventies often still run their original copper or galvanised water risers and cast iron or early PVC stacks. When one section fails, the question for the owners corporation is whether to patch it again or plan a staged replacement. A camera survey of the stacks and a look at the risers gives them something definite to budget from.

With most homes stacked on top of each other, a failed shower waterproofing membrane or a weeping tap connection rarely stays in one apartment. Tracking the water to its source quickly limits the damage below and settles whose repair it is.

Shallow sandstone means a sewer or stormwater line can sit in rock rather than soil. Replacing a section can mean cutting rock by hand in a narrow side passage. Relining through an existing access point avoids that where the pipe is suitable, and a camera inspection tells you whether it is.

From the Military Road ridge the land falls towards the bay, so properties lower down take water from the streets and blocks above. A blocked grate, pit or line on a sloping site overflows towards the house rather than draining slowly.

Common Questions

Yes. We work for owners corporations and building managers as well as individual owners and tenants, on leaks, blocked stacks, ageing risers and hot water.

Not necessarily all at once. A camera inspection of the stacks and a check of the water risers shows which sections are failing, so the owners corporation can prioritise and stage the work.

Often, yes. If the pipe is still continuous, it can be relined from the inside through an existing access point. Where a section has collapsed, it has to be dug out, and the camera footage shows which situation you are in.

Yes. Routine repairs are not usually affected by heritage controls, but changes to the look of a house in a conservation area may need approval from North Sydney Council. If a job needs that, we say so when we quote.
